Check the property before you make an important decision. A property inspection is an independent review of the visible and accessible condition of an apartment or a house, carried out by a construction engineer and documented with photos, measurements and findings graded by severity.

The service is useful before buying, when taking over a new property, when you suspect a problem, or when you want the condition of a property documented at a given moment.

The inspection is visual, non-destructive and limited to accessible elements, unless the contracted service states otherwise. The final price depends on the property type, floor area, package, travel and any additional services selected.

What we check during an inspection

Depending on the property, the chosen package and the areas accessible on the day, we systematically review and photograph:

Walls and ceilings, visible cracks and deterioration.
Floors, doors and windows, joinery and seals.
Damp, condensation and traces of water ingress.
Accessible plumbing and accessible electrical installations.
Heating and ventilation, limited to visible elements.
Facade and plinth, roof and rainwater system.
Attic, basement and technical spaces, where safe access exists.
Plot and visible drainage, outbuildings and exterior areas.

Equipment and additional checks

Depending on the package, the inspection may include additional modules. They are not automatically included in every variant and are confirmed in the quote.

Thermography and moisture readings.
Laser telemetry and an informative 2D survey, without cadastral value.
Endoscopy exclusively through existing openings or access points.
360 camera, including visual inspection at height with a telescopic extension of up to 3 m.
Drone, only where weather, access, safety and the applicable rules allow.
Indicative acoustic comfort and mobile signal readings.

Starting prices

The prices below are starting prices, without VAT, for the floor area included in the package.

Apartment up to 55 sqm: Simple from RON 1,500, Complex from RON 2,300, Complete from RON 3,300.
House up to 65 sqm: Simple from RON 1,750, Complex from RON 2,650, Complete from RON 3,800.
The final price depends on the property type, floor area, package, travel and any additional services selected.

Overview and detail photos for every relevant observation.

Prioritised observations, so you can tell normal wear from a defect to be fixed.

Practical recommendations, proportionate to severity and to the level of certainty.

The report is delivered digitally, as a PDF and a web link, within the term communicated when the order is confirmed. We do not deliver DWG files.

Limits of the inspection

A BuildScan inspection is a private, visual, non-invasive and informative service. We state explicitly what falls outside its scope, so you know from the start where our conclusions stop.

It is not an authorised technical expert report, a design review, an official handover of works, nor an ANEVAR valuation.
We issue no legal certification and take no position on whether the building complies with its permit or technical documentation.
We make no cuts, drillings, demolitions or dismantling; we check what is visible and accessible at the time of the visit.
We cannot confirm the condition of elements hidden inside the structure, screeds, walls or spaces without access.
A conclusion is never more certain than the available evidence: we separate the observed fact from any hypothesis about its cause.
Areas without safe access are recorded as not inspected, together with the reason for the limitation.

Prices start from RON 1,500 for apartments up to 55 sqm and from RON 1,750 for houses up to 65 sqm, in the Simple variant. The Complex and Complete variants add further modules.

The final price depends on the property type, floor area, package, travel and the additional services selected, and is confirmed in a quote before booking.

No. A BuildScan inspection differs from a report issued by an authorised technical expert. Where the findings justify it, we explicitly recommend escalating to a specialist.

Do I receive a report?

Yes. The findings are documented and delivered in a digital BuildScan report, as a PDF and a web link.

Do you inspect houses as well?

Yes. The service is available for apartments, houses and other property types, depending on the project.

Where we operate from

BuildScan currently has local coverage through Sibiu and Iași. For properties elsewhere in the country, inspections can be scheduled with an inspector travelling to site, depending on availability, distance and the service requested.
