What is the difference between the 3 services?

The property technical inspection checks the general condition of the property and may include measurements, moisture, thermal imaging, 360 tour or drone, depending on the package. Defect analysis and documentation focuses on construction defects, non-conformities and snagging. Handover documentation is a private, objective record of the property condition at handover, takeover, sale or rental between parties.

What is the difference between the 3 inspection options?

The Basic package includes visual inspection, photographic documentation, an indicative acoustic comfort reading in dB per room, mobile signal capture on Orange and Vodafone at the time of the inspection and a PDF report. The Detailed package adds laser measurements, an informative 2D layout, moisture readings and, where needed and safe, an endoscopic camera and high-level visual inspection with a 360 camera on a telescopic extension of up to 3 m. The Complete package includes everything in Detailed, plus 360 virtual tour, thermal imaging photos and drone inspection of roof and gutters.

What does non-invasive inspection mean?

The inspection is visual and non-destructive. We do not drill, dismantle or physically intervene on the property. We check everything that is accessible and visible, without affecting the integrity of the building.

What does snagging / defect analysis mean?

Accepted Answer

Snagging means checking and documenting construction defects, non-conformities and deviations from specifications. It is particularly useful for new flats, renovations or recently completed works, before handover or acceptance.

What does property handover documentation mean?

Accepted Answer

It is the private, objective documentation of the property condition at a given moment. It is used at sale, rental, handover or takeover as a reference between parties. The report includes detailed photos and findings, but it is not an official handover/reception procedure and does not replace legal property transfer documents.

What does the report include?

Accepted Answer

The report includes documentary photos, findings, severity classification and recommendations. Depending on the chosen service and package, it may also include an informative 2D layout, moisture readings, thermograms, 360 virtual tour and aerial drone photos. The report is delivered digitally, in PDF and web link format.

How long does the visit take and when do I receive the report?

The on-site visit takes on average 1-4 hours, depending on area, complexity and the chosen service. The digital report is delivered within the timeframe confirmed with the client after the visit and after confirmation of full payment.

How much do BuildScan services cost?

Accepted Answer

Prices are indicative: Basic technical inspection from 1,500 RON, Detailed from 2,300 RON, Complete from 3,300 RON. Defect analysis and documentation from 2,200 RON. Handover documentation from 1,500 RON for rented properties and from 2,800 RON for properties being purchased. The final price depends on area, complexity, location and required documentation. Prices do not include any travel costs outside the base service area.

When is payment made and when do I receive the report?

Accepted Answer

The inspection can be carried out and processed before payment. The full report is delivered within the timeframe confirmed with the client after the visit and after confirmation of full payment of the agreed price. We accept bank transfer or cash.

What areas do you cover?

Accepted Answer

Base service area: Sibiu and surrounding areas. Extended coverage: Brasov, Alba Iulia, Targu Mures, Medias, Sighisoara, Fagaras, Sebes, Deva, Cluj-Napoca and other areas, subject to scheduling. Available across Romania, with any travel costs confirmed before booking.

Can I use the report to negotiate the price?

Accepted Answer

Yes, the report is also designed for this purpose. Findings are classified by severity and accompanied by photos and recommendations, providing concrete and documented arguments for negotiation.

What is the BuildScan service NOT?

Accepted Answer

BuildScan services do not constitute authorised technical expertise, official handover/reception, project verification, site supervision, authorised cadastral documentation or legal certification of compliance. The plans and measurements delivered are informative technical documents and do not replace cadastral documentation or authorised expertise.

Can you return for verification after remediation?

Accepted Answer

Yes. After remediation, we can schedule an additional check and document which issues have been resolved and which aspects still need attention.

When is an inspection useful before purchase or at handover?

Accepted Answer

Before purchase, the inspection shows the visible condition of the property and its apparent defects, before the contract is signed. At handover from the developer, the inspection documents workmanship defects and visible non-conformities before the private handover document is signed.

What can a visual inspection not guarantee?

Accepted Answer

The inspection is visual, non-invasive and non-destructive, so it covers only the elements that are visible and accessible on the day of the visit. We cannot confirm the condition of elements hidden in the structure, behind finishes or in concealed installations, and we cannot guarantee the absence of defects that cannot be observed without openings.

What is the difference from an authorised technical expert assessment?

BuildScan services are private, visual and non-invasive. They are not an authorised technical expert assessment, an official handover/reception, a design review, site supervision, authorised cadastral documentation or a legal certificate of conformity. The report is an informative document for the client.

How is an appointment made?

Accepted Answer

You contact us by phone, WhatsApp or the form on the website. We discuss the property, recommend the appropriate service and come back with the recommended option, the quote and the scheduling conditions. All data is collected in a single visit.

What does a property technical inspection actually check?

Accepted Answer

We check the visible and accessible elements of the property: walls, ceilings, floors, joinery, finishes, traces of water ingress and damp, visible installations, exposed structural elements, common areas and the accessible exterior. Every finding is photographed, located and classified by severity in the PDF report.

Can I request an inspection of a new apartment before handover from the developer?

Accepted Answer

Yes. That is exactly the purpose of the defect analysis and documentation service: we document construction defects and visible deviations before the private handover, so you can pass them on to the developer or contractor. The record is private and does not replace the official handover/reception of the works.

What is documented when a rented property is handed over?

Accepted Answer

We document the condition of finishes, furniture and appliances, visible installations, the inventory of items handed over, keys, meters and their readings, existing damage and the agreed handover conditions, all supported by dated photographs. The report serves as an objective reference between landlord and tenant.

What happens if problems are identified?

Accepted Answer

Every visible problem is documented with photographs, location and severity classification, together with remedial recommendations or, where the visible condition does not allow a conclusion, a recommendation for further specialist investigation. You can use the report in discussions with the seller, developer or contractor, and after remedial works we can return for a follow-up check.

Do you use an endoscopic camera and does it involve work on finishes?

Accepted Answer

We use the endoscopic camera only through existing openings and access points, such as sockets, joints or accessible technical spaces. We do not cut, drill or dismantle anything, so the inspection stays non-invasive and does not affect finishes.

Do you measure acoustic comfort?

Accepted Answer

Yes, on an indicative basis. We record the ambient noise level in dB in the centre of each room at the time of the inspection. This is an indicative acoustic comfort measurement, not an acoustic compliance check and not a standard sound insulation test.

Do you check mobile phone signal?

Accepted Answer

Yes. We capture the GSM/4G/5G signal level on the Orange and Vodafone networks at the time of the inspection and at the points checked. The values describe the day of the visit and are not a guarantee of future coverage or service quality.

What is the high-level visual inspection with a 360 camera used for?

Accepted Answer

To document high or hard to observe areas such as ceilings, voids, accessible lofts or low eaves, we use a 360 camera mounted on a telescopic extension of up to 3 m in apartments and houses. It is a documentation tool, separate from the 360 virtual tour, which is a distinct deliverable.

Is a drone flight guaranteed at every inspection?

Accepted Answer

No. The drone is used only where weather, access, safety and the applicable rules allow the flight. When a flight is not possible, we document the roof and facade from accessible ground positions and state the limitation explicitly in the report.

Can the 2D floor plan be used for cadastre, and do I get DWG files?

Accepted Answer

No. The 2D floor plan is indicative and delivered as a PDF, useful for design, checking or planning. It is not authorised cadastral documentation and we do not deliver DWG files: deliverables are digital only, as PDF and a web link.
