Checking a new apartment is a private documentation of workmanship defects and visible deviations, carried out before you sign the takeover from the developer. The aim is to have a clear, photographed and located list that you can pass on as it stands.
The service is not the official handover of works and produces no effects in the relationship between the developer and the authorities. It is a private documentation tool, used in the contractual relationship between you and the seller.
The check is visual and non-invasive. We operate only elements that can be operated safely, with no dismantling or intervention in finishes.
When the check is done
The optimal moment is after the works are finished and before signing the handover protocol with the developer, when the apartment is clean, empty or partly furnished and the utilities are in service.
If handover has already taken place, documentation remains useful during the warranty period, to support remedial requests made in writing.
Which defects we document
We document visible deviations in workmanship and finishing, each with a photo, a location in the room and a factual description.
- Finishes: uneven paintwork, sanding marks, unsealed joints, detached skirting, tiles with visible alignment differences.
- Joinery: poor adjustment, missing or damaged seals, scratches, doors that rub or do not close properly.
- Exposed installations: crooked sanitary ware, visible leaks, non-working taps, loose sockets or switches.
- Missing or uninstalled items compared with what was expected at handover.
- Balcony, terrace and ancillary spaces: apparent drainage falls, joints, balustrades, visible sealing.
Relevant measurements
We add measurements only where they support a finding and can be communicated clearly.
- Checking flatness and visible surface deviations with a straightedge and level, as an indicative observation.
- Laser measurements and, in the variants that include it, an indicative 2D floor plan with no cadastral value and no DWG.
- Air and surface moisture measurements where there are visual indications.
- Acoustic comfort: an ambient level in dB, measured in the centre of each room under the conditions of the visit; it is not a sound insulation test.
- Orange and Vodafone mobile signal at the time of the inspection, with no guarantee of future coverage.
What the report looks like
The report is built as a working list: every defect has a number, a photo, its location in the apartment, a factual description and an assigned severity. The format allows direct transmission to the developer or contractor and point-by-point tracking of the remedial works.
Re-check after remedial works
Once the developer announces the works are done, we can return for a re-check visit covering the points in the list. The re-check is quoted separately and results in a report showing the status of each point on the date of the new visit.

The key limit: this is not an official handover
Documenting defects in a new apartment is a private, informative and visual service intended for your discussion with the developer.
- It is not an authorised technical expert report, a design review, an official handover of works, nor an ANEVAR valuation.
- We issue no legal certification and take no position on whether the building complies with its permit or technical documentation.
- We make no cuts, drillings, demolitions or dismantling; we check what is visible and accessible at the time of the visit.
- We cannot confirm the condition of elements hidden inside the structure, screeds, walls or spaces without access.
- We do not sign, attend or replace the official handover of works and do not act as site supervisor.
- We take no position on compliance with the technical design or the building permit.
- We cannot guarantee that the developer will accept or remedy the points raised.

The final price depends on floor area, number of rooms, location and any added modules. The re-check after remedial works is quoted separately, depending on the number of points tracked.

Is this an official handover?
No. It is a private documentation of visible defects, carried out for you. The official handover of works follows the applicable rules, with the participants required by law, and cannot be replaced by a private report.
Can I send the report to the developer?
Yes. The report is written neutrally and numbered precisely so that it can be passed on as it stands to the developer or contractor. How you use it in the contractual relationship remains your decision.
Is surface flatness checked?
We check visible deviations of walls, ceilings and floors with a straightedge and level and document them photographically. This is an indicative observation, useful for flagging an issue, not a measurement of compliance with a technical standard.
Can you return after the remedial works?
Yes. The re-check goes through the points in the initial report and records the status of each on the date of the new visit. It is quoted separately, depending on the number of points and the location.
What must be working at the time of the visit?
Ideally electricity and water should be in service and all rooms, the balcony and ancillary spaces accessible. Whatever cannot be checked due to missing utilities or access is explicitly recorded as a limitation.
