
Dampness, condensation or infiltration: what an inspection can indicate
How to cautiously interpret traces of dampness in a home, and why a stain on a wall does not automatically mean infiltration, condensation, or a waterproofing defect.
A damp stain on a wall does not automatically indicate infiltration. The same manifestation can come from condensation, a leak from an installation, rising damp, a one-off incident that was already fixed, or a combination of factors. A visual inspection with measurements can show where the dampness is and how extensive it appears to be, but establishing the cause requires correlation, context and, sometimes, further checks.
That's why we separate four levels of information: the observation, i.e. what is visible; the measurement, i.e. what the instrument indicates at a point and a given moment; the clue, i.e. the direction the data may point to; and the diagnosis, i.e. a confirmed cause. Only the last level justifies a firm statement, and it cannot always be reached through a non-invasive inspection.
Cautious wording is not a matter of caution for its own sake. It protects the client's decision: a wrongly stated cause leads to the wrong remedy, which costs money and does not solve the problem.
What you need to know
Dampness in a home can have different sources: water from outside penetrating through envelope elements, water coming from an installation, rising damp from areas in contact with the ground, or condensation produced by indoor vapour meeting cold surfaces. The visible appearance is often similar, which is why the source is established by correlating multiple observations and measurements, not from a single photograph.
Observation, measurement, clue, diagnosis
- Observation: "on the north wall of the bedroom, in the upper corner, there is an area of approximately 40x30 cm with peeling paint and discolouration". This is a fact, verifiable in a photograph.
- Measurement: "the relative air humidity in the room was X%, and the instrument showed higher values in the affected area than on the reference surface 1 m away". This is a value, at a point and a given moment.
- Clue: "the position of the affected area, in a corner and on an exterior wall, together with the humidity difference from the reference point, may indicate condensation". This is a direction for interpretation, not a conclusion.
- Diagnosis: "the source of the dampness is X". This is stated only when the data support it with no reasonable alternative; otherwise, the report specifies what further investigation would be needed.
A correct report states what was observed, what was measured, and what it may indicate, and when the cause cannot be established through the current inspection, it says so explicitly.
What we check and measure
- the appearance of the affected area: extent, outline, position, type of visible degradation
- the context of the area: exterior or interior wall, corner, below a window, next to an installation, at the base of the wall
- adjacent elements that could be involved: joinery, ventilation, sanitary fixtures, gutters, terraces
- indoor air humidity and material moisture, in the affected area and at reference points, when the service includes this module
- surface temperature differences, via thermography, when the service includes this module
- history as reported by the owner: when it appeared, whether it's seasonal, what was previously fixed
Moisture measurements and thermography are indicative, are carried out non-invasively, and depend on the conditions at the time of the visit, including outdoor temperature, ventilation, and how the home is used.
Signs worth investigating
- dampness that reappears in the same spot after repeated repainting
- stains that expand after periods of rainfall
- heavy condensation on windows in the cold season, in rarely ventilated rooms
- traces of mould in corners or behind furniture placed against exterior walls
- stains at the base of walls, at floor level, in ground-floor rooms or rooms near the soil
- dampness near a riser pipe, a bathroom, or a kitchen
What the inspection can confirm
The inspection can confirm the presence and location of visible traces of dampness, their apparent extent, the measured moisture differences between the affected area and reference areas, and, where thermography is used, the temperature differences on the surfaces checked. This data can support a hypothesis about the cause, stated as such.
What the inspection CANNOT confirm
A visual, non-invasive inspection cannot confirm the water's path through hidden layers, the condition of inaccessible waterproofing, the existence of a leak in a buried pipe, or how old a phenomenon is. It cannot determine with certainty the cause when several possible sources are compatible with the data obtained, and it cannot guarantee that the problem will not reappear after a repair.
Common mistakes
- declaring an infiltration based on a single photograph
- repainting the affected area before understanding the source
- treating condensation as a construction defect without analysing ventilation and usage patterns
- comparing moisture values without a reference surface
- starting costly repairs before ruling out simple causes
When further investigation is needed
Further investigation is justified when dampness persists after repairs, when the data obtained non-invasively is compatible with multiple causes, when the suspect area is inaccessible, or when hidden elements such as buried installations or waterproofing are involved. Depending on the nature of the situation, these cases call for a plumber, a specialist in checking installations, or a certified technical expert, and the investigation may require checks beyond a visual inspection.
